Every new build starts collaboratively. We walk the property, look at sun angles, drainage, soil, lot setbacks, and the way you actually plan to use the backyard. From that first conversation we produce a custom design that fits your home, your family, and your budget — not a catalog drop-in.
The construction sequence
- Site survey, soil testing, drainage planning, and permit acquisition
- Layout, excavation, and grading
- Steel reinforcement (rebar) and rough plumbing
- Gunite or shotcrete shell application and cure
- Tile, coping, and waterline detail installation
- Equipment pad build-out — pump, filter, heater, automation, salt or chemical feed
- Interior surface application (white plaster, quartz, or exposed pebble)
- Decking, landscape integration, and final grading
- Fill, equipment startup, and water-chemistry stabilization
- Walkthrough and care training
Features and options
New construction is the only stage where adding integrated features is genuinely cost-efficient. Common additions: attached spas with sheer descents, in-pool tanning ledges with deck-mounted umbrella sleeves, beach entries, swim-up bars, automatic covers, vanishing edges, fire bowls, fully programmable LED color lighting, and smart automation that lets you run the entire pool from your phone. We help you weigh which features genuinely add daily enjoyment versus which ones look great on a brochure.
Permits, codes, and compliance
Pool construction in our service area requires building permits, electrical permits, fence/barrier compliance, and increasingly, drainage and stormwater approvals. We pull every permit, schedule every required inspection (steel, plumbing, gas, final), and ensure your pool meets all VGB drain-cover, fencing, and safety regulations. You should not have to learn the difference between a 4-foot and a 6-foot setback — that is our job.
Climate-specific design
Mid-Atlantic new builds need attention to freeze-thaw protection, expansion-joint design, properly sized heaters for our short swim season, and surfaces that hold up to spring pollen and fall leaves. We design every pool around our actual climate — not a Florida template that fails the first winter.

How long does it take to build a new pool?
From contract signing to your first swim is typically 12-20 weeks, with 8-12 weeks of active on-site construction. Permits and weather drive most of the variability.
What does a custom new pool cost?
A standard residential gunite pool in our service area generally starts in the low six figures and scales up with size, features, decking, and landscape integration. We provide line-item transparent quotes — no surprise allowances.
Gunite or vinyl-liner — which should I choose?
For permanent residential construction, we build gunite. It is dramatically more durable, supports any custom shape, accepts any interior finish, and significantly outlasts vinyl in our climate.
Can you handle landscape and hardscape integration?
Yes. Our background spans pool, landscape, and outdoor-living design. We coordinate the deck, plantings, lighting, and any outdoor kitchen or pavilion alongside the pool itself so the finished backyard reads as one project, not three.
Do you build pools outside our standard service radius?
Our primary service area is roughly a 90-mile radius around Doylestown, PA. We are happy to discuss projects beyond that radius — give us a call.
